Crunch Numbers

Working with a local lender is key to buying a home. Having a preapproval letter is essential. We can make recommendations for you if you need guidance.

Start Your Search

We can create a custom tailored search to match your criteria - listings will be emailed to you within minutes of homes being listed on MLS. This search allows you to get accurate information and watch the market closely. You will also have access to a portal to track properties during your home search.

Know Your Stuff

Our buyer agents can provide you with comparable sales data and help you make informed decisions about your purchase and the sales history of similar homes in the area. You will usually be given a Real Estate Condition Report - this is a disclosure document filled out by the seller describing any defects they know about.

Make an Offer

Using the Standard Wisconsin State Forms, we work together to write your offer to purchase on the terms you choose. Important points to consider are price, inclusions, earnest money, home inspection timelines, loan timelines, and closing date.

Earnest Money

Once an offer is accepted you will pay earnest money to the listing broker. This is sent in the form of a personal check and is held in a trust account. This money will be credited towards your down payment at closing or may be refunded to you if things don't work out.

Home Inspection/Testing

Typically, within 7-14 days of an accepted offer, you will have a home inspection with your home inspector and Realtor. Average cost to a buyer is between $300-500. This will take about 3 to 4 hours. You may also perform agreed-upon tests such as Radon testing. Your realtor will assist you in navigating any defects that are discovered.

Appraisal & Loan Commitment

During this time your lender will be processing your loan. It is important to note that the lender needs to be given information in a timely manner. The lender will also send an appraiser to walk through the property to determine value. Once this process is completed, the lender will provide you with a loan commitment letter to share with your agent and the sellers.

Final Walk-Through

Within 3 days of closing, you and your agent will do a final walk-through of the property to make sure everything is as you expected.

Closing

You, your lender, and your realtor will coordinate a closing time that accommodates all parties. You will sign all the papers and get the keys to your new home!
